Site offers high visibility on I-75 in McMinn, Monroe counties

Public officials in McMinn and Monroe counties and the City of Sweetwater joined today with Exit 60 LLC to announce the development of 75 Regional Commerce Park on Interstate 75 at Sweetwater.

The new business park will be located on the west side of Interstate 75 at exit 60 between Chattanooga and Knoxville. Industrial and commercial companies seeking high interstate visibility and proximity to major businesses and industries in East Tennessee will benefit from 75 Regional Commerce Park, officials said.

McMinn County Mayor John Gentry, Monroe County Mayor Tim Yates, Sweetwater Mayor Doyle F. Lowe and Knoxville developer Nicholas Cazana of Exit 60 LLC announced the park.

“Spreading across 170 acres in McMinn and Monroe counties and the City of Sweetwater, the park offers the best interstate visibility of any industrial property in East Tennessee,” Cazana said. “We look forward to developing the property into prime business and commercial space.”

75 Regional Commerce Park is 45 miles from Knoxville and 54 miles from the Volkswagen and Amazon plants in Chattanooga. Gentry said the park’s interstate access and close proximity to two major cities has made it an attractive location for industries to locate.

“We have always felt the property that is now 75 Regional Commerce Park had wonderful potential for growth,” Gentry said. “I welcome the opportunity to have increased development in the northern portion of McMinn County and am eager to work with our partners in the City of Sweetwater and Monroe County.”

Yates said the local governments appreciate Cazana’s vision to develop the property into a business park with strong potential for job and tax revenue growth.

“In addition to the proximity to Knoxville and Chattanooga, 75 Regional Commerce Park will have a transportation advantage for companies interested in easily reaching locations across the Eastern United States based on adjacent interstate access to I-75 and connecting nearby to I-40 and I-24,” Yates said.

The property in the business park is split by Pleasant Grove Road, and both sides will be developed, with industrial on one side and commercial on the other.

“We have been looking at development at exit 60 for about five years, and I am very pleased that the plans are coming to fruition,” Lowe said.

Cazana said he appreciated the support of the local elected officials and economic development representatives. He said he plans to apply for the State of Tennessee’s rigorous SelectTN certification on the site to give interested businesses and industries assurance that the property is shovel ready for immediate development.

This is a big economic step forward at the local level.”
